What a Garage Floor Coating Costs in Houston
What your floor costs depends almost entirely on what your concrete is doing — far more than on its square footage. So here is exactly what we measure, why each factor moves the cost, and what the written quote guarantees.
What determines the cost of a garage floor coating?
Short answer
Slab condition drives the cost more than floor area does. The largest factor is whether an existing coating must be ground off, followed by crack and spall repair, slab moisture, and the coating system chosen. Every quote follows an onsite inspection and is itemized in writing, with no payment due upfront.
Why we are not publishing a number today
We would rather show you a figure here, and we will once we can stand behind it. What we are not willing to do is publish a starting price we have not re-confirmed, because a number on a website becomes the number you remember — and finding out on the driveway that it was optimistic is exactly the experience this page exists to argue against.
In the meantime, what we can tell you is what a starting rate would assume: the least expensive system on a sound slab with no existing coating to remove. Almost no real floor matches that description exactly, which is the honest reason a single advertised figure tells you so little.
A number is only meaningful if the work behind it is defined, and in this trade it usually is not. The same garage can be quoted three ways — a thin single-part product rolled over an etched slab, a mid-grade epoxy on a partially ground floor, and a full diamond-ground system with a polyaspartic topcoat. Those are not competing prices for one job. They are prices for three different jobs, and ours is the third.
So what we publish instead is the variables. If you understand what moves the number, you can compare any two quotes on equal terms — including ours against someone else’s.
What you get in writing
Every estimate is itemized. Preparation, repair, the coating system, and any removal appear as separate lines, so you can see what each portion of the work costs rather than being handed one number for everything.
No payment is due upfront. You are not asked for a deposit to hold a date, and there is no charge for the inspection or the quote itself.
The variables
What moves the number, and in which direction
These are the factors we actually measure during the inspection. Read down the table and you can interrogate any quote you receive — including ours — on equal terms.

Comparing quotes
Why three quotes for the same garage differ so widely
Not because one contractor is greedy and another is generous. Almost always because they are pricing three different jobs.
Three quotes, three different jobs
Picture the same two-car garage quoted by three contractors. The first prices a single-part product rolled over an acid-etched slab, finished in an afternoon. The second prices a mid-grade epoxy over a partially ground floor, with the existing coating left in place where it still looks sound. The third prices full diamond grinding across the whole slab, crack and spall repair as separate lines, a full-broadcast flake system and a polyaspartic clear topcoat.
Those three numbers are not competing bids. They are accurate prices for three genuinely different pieces of work with three different service lives, and the cheapest one is cheapest because it contains the least work — not because that contractor found an efficiency the others missed.
The reason this is so hard to see from the outside is that all three floors look similar on the day they are finished. Preparation is invisible once the coating is down. You cannot inspect it, photograph it, or verify it after the fact, which makes it the easiest line for a bid to quietly reduce and the hardest one for a homeowner to check.
The four questions that make quotes comparable
Ask every bidder these, and the spread usually explains itself. First: how are you preparing the concrete, specifically — mechanical grinding, or etching? Second: is the existing coating being removed, and if not, why is it safe to bond over it? Third: is the flake broadcast full, to refusal, or a scatter? Fourth: what is the topcoat chemistry, and is it UV stable?
A contractor pricing real preparation will answer all four without hesitation, because those answers are the work. If a bid cannot survive those questions, the gap between it and a higher number is not a discount — it is a difference in scope that you would discover eighteen months later, when the floor starts lifting at the tyre contact patches.
Line by line
How each part of a floor is quoted
Every line that can appear on your estimate, what drives it, and how it is broken out. No figures here yet — what is published is what we can stand behind today.
Per square foot
The rate most people ask for first, and the one that travels worst between jobs. A per-square-foot figure only means something once the system, the preparation and the slab condition behind it are fixed — which is why two quotes with the same rate can describe very different floors.

One-car garage
The smallest common residential job, and the one where fixed costs are most visible: bringing grinders, dust control and crew to site costs much the same whether the floor is small or large, so the per-square-foot rate on a one-car garage is the highest of any residential size.

Two-car garage
The most common residential installation in Houston, and the size most published starting prices are quietly based on. It is also the size where slab condition, rather than area, most often decides the final number.

Three-car garage
Large enough that the per-square-foot rate starts working in your favour, since the fixed costs of setup and dust control are spread across more floor. The trade-off is a longer installation, because a bigger pour still has to be ground, coated and cured in sequence.

Four-car garage and larger
At this size a residential floor starts behaving like a small commercial job: scheduling, moisture assessment across a large slab, and joint detail all matter more, and the installation is planned in stages.

Coating removal
Stripping a failed or incompatible existing coating before the new floor goes down. This is the largest genuine unknown in any quote, because how well the old coating is bonded — and what it has been hiding — is only fully established once it starts coming off.

- Number of layers and how tenaciously each is bonded; a well-adhered old floor is harder to remove than a peeling one
- Coating type, since some chemistries soften and load the tooling
- Slab damage revealed underneath, which cannot be known in advance
- Dust control requirements, higher in occupied or attached spaces

- Always its own line, never folded into the coating price. If removal exposes something that changes the scope, work stops and you get a revised number in writing before it continues.
Crack and spall repair
Filling and levelling non-structural cracks, spalled edges and pop-outs before coating. A coating spans nothing — it follows the surface it is given — so repair is a prerequisite rather than an upgrade.

- Whether any crack shows signs of active movement, which changes the approach

- Quoted as its own line with the extent stated. Structural cracking or slab settlement is flagged as a separate issue needing assessment, not filled and coated over.
Stem walls and perimeter detail
Coating the short vertical concrete at the garage perimeter. Optional, and worth deciding deliberately: done, the floor reads as a finished room; skipped, there is a visible line where the coating stops.

- Hand-work ratio — vertical surfaces are slow relative to their area
- Condition of the wall concrete, which is often rougher than the slab

Anti-slip additives
Aluminium oxide or polymer grit suspended in the topcoat to increase texture. A full-broadcast flake floor already has meaningful grip from the flake edges; this is for surfaces that need more, particularly wet ones.

- Aggregate type and how aggressive a texture is specified
- The slower, more deliberate topcoat application it requires

- A separate line with the area stated. Worth deciding before install rather than after: more texture is more secure underfoot and harder to mop clean, and slip resistance is properly measured as DCOF under ANSI A326.3 rather than described with adjectives.
Metallic floors
A decorative finish quoted differently from a flake or solid-colour floor because the cost is dominated by skilled labour rather than materials. No two metallic pours are identical, which is the appeal and also the reason it cannot be quoted from a photograph.

Commercial and warehouse floors
Scoped around downtime as much as area. The coating decision is usually straightforward; the hard part is releasing floor space in a working facility, which is why commercial quotes describe a sequence rather than a single price.

The ten variables in every quote
Square footage & layout
Total area sets the material and labor baseline. Tight, cut-up spaces take longer per foot than open slabs.
Existing coating removal
A previously coated or sealed slab has to be stripped back mechanically before new work starts. This is often the single largest variable.
Concrete condition
Cracks, spalls, pitting and past patchwork are repaired as their own step. More repair means more time before coating.
Moisture conditions
Slabs that push vapor are handled differently than dry slabs. We check for moisture during the inspection, not after.
Coating system chosen
Flake, metallic, quartz and solid color are not the same amount of material or labor.
Flake & color selection
Blend and coverage choices affect material cost and how many passes the install takes.
Vertical stem walls
Coating up the stem walls or curbs adds detail work and cut-in time beyond the floor area.
Number of coats
The system and the substrate together determine how many coats the floor needs.
Indoor vs exterior exposure
Exterior slabs face sun and water, which changes the specification and the surface texture.

Pricing and quotes
Why won’t you give me a firm price over the phone?
Because the two largest cost drivers are the condition of your slab and whether an existing coating has to come off, and neither is something you can describe accurately over the phone or that we can assess from a photo. What we can do over the phone is walk you through what those factors mean for a floor like yours, and what the itemized quote will break out. The onsite inspection that produces the real number is free, and no payment is due upfront.
Is the cheapest quote ever the right one?
Sometimes, if it is genuinely the same scope of work. Usually the gap between a low quote and a higher one is preparation: grinding is slow, dusty, equipment-intensive work, and it is the easiest thing to skip because the customer cannot see whether it was done properly once the coating is down. Ask every bidder specifically how they are preparing the concrete.
Do you charge for the estimate?
No. The onsite inspection and the written itemized quote are free, and no payment is due upfront if you decide to proceed.
Will the price change after work starts?
Only if we expose something that genuinely changes the scope, which happens mainly on removal jobs where the old coating was hiding the slab. If that occurs, we stop, show you what we found, and give you a revised number before continuing. You will not discover a change on the invoice.
