How to read a garage floor coating quote

Two quotes on the same garage can describe completely different work. Here is what to look for line by line before you compare prices.

How do you compare two garage floor coating quotes?

Short answer

Compare the preparation method first, not the total. A quote should name mechanical diamond grinding, itemize crack and spall repair as its own line, and name the actual products in the coating system. Two quotes describing the same garage can cover completely different work, so the cheaper number is often the smaller job.

Start with the preparation line

This is the single most important item on the page, and it is the one most often left vague. A quote should state how the concrete will be mechanically prepared. If it says "clean and prep," "surface preparation" with no method, or describes an acid wash or pressure wash, you are not comparing the same job.

Mechanical diamond grinding physically removes the closed surface layer of the slab and opens a profile the coating can key into. Nothing applied over an unground, power-troweled surface is bonded to the concrete — it is bonded to a skin that will eventually release.

Check whether repair is its own line item

Cracks, spalls and pitting take time and material to fix properly, and that work happens before any coating goes down. If repair is not itemized, either the quote assumes your slab needs none, or the intention is to coat straight over the damage.

Ask directly: what happens to the cracks? A straight answer will describe them being opened, filled and re-ground flush as a separate step.

Look for what the topcoat actually is

A decorative flake floor is a system, not a product — a base coat, a broadcast layer, and a clear topcoat over the top. A single-coat consumer kit is not the same thing regardless of what the label says.

The quote should name the products going on your floor. If it does not, you cannot verify what you are buying.

Then read the terms, not the total

Confirm the contractor carries general liability and workers compensation, and ask for certificates — a legitimate contractor will send them without hesitation. Confirm whether the warranty covers workmanship or only the product, and get the length in writing.

Also check when payment is due. A deposit before any work happens is common in the trade but it is not universal, and it is worth knowing which you are agreeing to.

Laitance
A weak, dusty layer of fine cement particles brought to the surface during concrete finishing. A coating applied over laitance bonds to the laitance rather than to the slab, which is why the floor can peel away in sheets while the coating film itself is undamaged.
Concrete surface profile (CSP)
The ICRI scale describing how rough a prepared concrete surface is, from CSP 1 (nearly smooth) upward. Coating manufacturers name a target CSP in their data sheets; diamond grinding is how that profile is produced repeatably.
Spall
A patch where the concrete surface has flaked, chipped or broken away, leaving a shallow crater. Spalls are repaired and levelled as their own step before any coating is applied.
