Richmond sits along the Brazos, and much of the area is Beaumont Formation clay — highly expansive soil that swells when it takes on water and shrinks when it dries out. That seasonal movement is the reason garage slabs here crack in predictable patterns rather than at random.
Two very different slab ages
Older Richmond garages frequently show spalling at the apron and along control joints, plus decades of oil saturation. Newer builds toward the Grand Parkway have the opposite problem: a hard, power-troweled surface that a coating cannot bite into without mechanical grinding.

It can. A higher water table means more potential for vapor moving up through the slab, and moisture is one of the specific things we test for before quoting. Where it shows up, the system we specify changes accordingly.
Do you work in both older Richmond homes and the newer subdivisions?
Yes, and they are quoted differently. An older slab typically carries more repair scope; a newly built slab typically needs more attention to grinding off the troweled surface. The onsite inspection is what separates the two.
