Why square footage is the least interesting variable

A two-car garage is a fairly predictable area, so if area were the main driver every quote would land in the same place. They do not, and the reason is that the work required to make a slab ready for coating varies enormously between two houses on the same street.

One slab needs grinding and coating. The next needs grinding, twenty feet of crack repair, three spall patches, degreasing of a saturated parking strip, and a moisture mitigation strategy. Those are different jobs that happen to share a floor plan.
